Comprehensive Neutral Closing — Starting at $4,500

The standard comprehensive service is designed for a buyer and seller who have reached the basic business agreement and want one neutral closing professional to administer and document the transaction.

The precise scope and fee are confirmed after reviewing the property, financing, title requirements, parties and complexity of the transaction. Recording charges, title-insurance premiums, lender fees, taxes, surveys and other third-party expenses are separate.

What “Neutral” Means

When ColoradoTitle is engaged as the neutral closing professional, the attorney does not represent either the buyer or the seller and does not advocate for one party against the other. The parties receive written disclosure of that role and may consult independent counsel before signing the contract or closing documents.

If either party wants individual legal advice or negotiation, separate representation may be available after conflict review and only under a separate written engagement consistent with the closing arrangement.

Do You Still Need a Title Company?

ColoradoTitle does not issue title-insurance policies. If the buyer or lender wants or requires title insurance, we coordinate the title commitment and policy work with a licensed title-insurance provider.

This allows ColoradoTitle to manage the legal documents and closing process while the licensed title insurer performs the title-insurance function.
